psHermosa is a newly renovated modern luxury retreat. Designed from the ground up to be the perfect space for family/friends, celebrations, corporate retreats, special events or just a special desert getaway.
Almost 6000/sqft with 6 bedrooms, 9 baths, spacious indoor/outdoor living spaces, gourmet kitchen, full bar for entertaining and all the modern comforts and conveniences.
One of the very few vacation rental homes with a full-size tennis court, salt-water pool and spa with mountain views, outdoor living room/lounge, outdoor dining and kitchen with grill. The nearly ¾ acre estate is walled and gated for secluded privacy.
Located in Old Las Palmas, the premier neighborhood of Palm Springs. Sometimes referred to as the ‘Beverly Hills’ of Palm Springs. This very affluent neighborhood is rich in architecture and Hollywood history. The property is located among some of the most historic estates in all of Palm Springs. Judy Garland’s estate is next door, the Ronald Regan estate and Elizabeth Taylor estates are across the street and the Dinah Shore/Leonardo DiCaprio estate is one property away. Truly one of the best and most elegant locations in all of Palm Springs. We are dog friendly and within walking distance to downtown, coffee shops, restaurants and much more.
Per new Palm Springs Vacation rentals laws the maximum overnight guests allowed are 12 (Adults, kids or babies) + up to an additional 2 kids under 12 years. An additional 4 daytime guests are allowed between 10am-10pm. Any gathering or event with more than 16 total guests on site requires a city mandated “Special Event Permit”. (See below for more details regarding special events. )
We own and manage only our own homes, you are working directly with the owners. We take great care in our properties and it shows. From initial inquiry, thru booking, arrival and departure we will personally take care of you. That means quick response to all questions, a personal meet-n-greet with home tour and 24/7 support during your stay. We are always just a text or phone call away. While we do not offer additional services such as private chef, caterers, event planning, etc. we are happy to provide suggestions and references to great local resources. It is our goal to make your stay with us a memorable experience and to have you coming back to stay with us again.
As you enter our home, the massive scale of the space is impressive. The open plan living area features two leather sectionals in front of a massive fireplace, perfect for curling up and relaxing with cocktails or enjoying a movie with the family on the 80” 4k TV with surround sound, Apple TV, Chromecast and Bluetooth capabilities. A fully stocked bar and lounge area features Sub-Zero wine fridge, beverage center and ice machine. Plus, a full array of wine, champagne, martini, cocktail and beverage glassware. Indoor dining for up to 16 the space was designed for entertaining.
The gourmet kitchen features an 8 burner Wolf gas range with dual ovens, dual 36" Sub-Zero refrigerator/freezers with dual ice makers, built-in microwave , warming drawer, 3 dishwashers, 3 sinks and a huge island with stools. We’ve fully stocked the kitchen, so you’ll never run of dishes, plates, glassware or silverware. Outdoor dining area with built-in outdoor kitchen and Wolf grill. You have all the amenities to cook great meals or bring in a private chef for a special evening of entertaining.
When entering the outdoor entertainment areas and pool area you are greeted by a full-walled /hedged perimeter which gives privacy making you feel like there is no one else around. Multiple chaise lounges by the pool. Outdoor living room with covered seating is the perfect place to curl up for an afternoon nap, read a book or watch the kids play in the pool. It's like having your own private resort; you’ll never want to leave! (Outdoor plugs and excellent WIFI are available, so bring your iPad or laptop if you need to catch up with the rest of the world.)

All bedrooms feature LED HDTV's, high thread count 100% cotton sheets, fast whole house WIFI allows you to connect anywhere on the property.
A brand new laundry area features 2 large capacity washers and dryers. 100% Cotton bath and pool towels are provided, with extras to spare. You won’t run out of towels!

"Special events" as defined by Palm Springs city law as more than 16 total guests are allowed at this house. Tennis courts can be tented to serve as large scale venue/dining for 50-100 people. Special events require a $5000 event fee in addition to standard overnight rental rates/fees. Guests are required to use an approved local Palm Springs event planner to secure all necessary permits as required by law. Event permits typically require 90-day lead-time and must be filed by the approved local event planner.

Complete ban on all outdoor music and amplified sound at any time. There can never be any music heard from outside the residence.
Outdoor “Quiet Time” between 10pm to 10am.
Overnight guests limit = 12 (Adults, kids, babies) + up to an additional 2 children under 12.
No more than 6 total cars may be parked on, or in front of, the property.
Trash must be disposed of in provided receptacles and cannot be visible from the street.
All stays require a separate and signed rental agreement. (Online signatures via DocuSign)
Primary renter must be at least 25 years old.
Government issued photo ID must be provided by primary renter.
All adult guests must sign the city of Palm Springs “Rules and Regulations” sheet agreeing to abide by all local Vacation Rental laws.
The city of Palm Springs now has “Vacation Rental Compliance Officers” to patrol and monitor all vacation rental homes. Any violation of the above laws the city will issue you a $500 ticket. Any guest receiving a citation from the city for illegal outdoor music will be asked to leave with no refund. When in doubt please ask us for clarification on any issue.
Nightly rates do not include $495.00 cleaning fee, optional pool heat of $69/day, $500 refundable noise/security deposit, $99 Property Damage Protection and 11.5% Palm Springs City tax.
Check-in 3pm-5pm, Check-out 10am. Early check-in, late check-out may be available for an additional fee.

Dog(s) are accepted but only with prior consideration and must be pre-approved.
House is not child proof; the pool is not separated from the house, may not be suitable for small children
Any commercial photography or filming requires pre-approval and additional fees.
Outdoor/Front of house security cameras and/or Ring Video doorbells are present on the property.
100% refund if canceled at least 60 days before arrival date
No refund will be given for early departures.
Special event weekends and holidays (Christmas/New Years, Thanksgiving, Coachella, etc.) and long-term rentals (stays 28 nights or more), will receive no refunds unless we are able to re-rent at equal value.
